Houston Properties Earn Three International TOBY Awards for Commercial Real Estate Excellence

Houston's commercial real estate industry earned a major distinction on the international stage as three Houston-area properties received The Outstanding Building of the Year (TOBY) Awards during the 2026 Building Owners and Managers Association (BOMA) International Conference & Expo.

The awards mark Houston BOMA's first international TOBY victories in nearly a decade. All three Houston properties that advanced from regional competition captured international honors in their respective categories.

The TOBY Awards are considered the commercial real estate industry's highest honor for excellence in property management and building operations. Before reaching the international competition, properties must first win at both the local and regional levels.

This year's Houston-area international winners include:

  • Memorial Hermann Medical Plaza, winner in the Medical category. The property is managed by JLL and owned by LaSalle Investment Management.
  • Two Eldridge, winner in the 250,000–499,999 Square Feet category. The property is owned and managed by Granite Properties.
  • Bank of America Tower, winner in the 500,000–1 Million Square Feet category. The property is managed by Transwestern and owned by Beacon Capital Partners.


TOBY Award winners are evaluated on a wide range of performance measures, including building operations, energy management, tenant relations, employee engagement, accessibility, emergency preparedness, staff training, and community involvement. Properties also undergo comprehensive on-site inspections conducted by industry professionals.

Houston BOMA Chief Executive Officer Bradley Elliott said the awards recognize the operational excellence and commitment demonstrated by Houston's commercial real estate professionals. He noted that all three regional winners earning international honors in the same year represents a significant achievement for the local industry.

Houston BOMA also recognized the property management teams, ownership groups, building staff, and members of its local TOBY Committee for their work throughout the competition process.
